@Danny Day AirDNA is adequate info in some markets but is often incorrect. They mine their data daily that does not account for dates blocked or removed temporarily which occurs frequently in a seasonal vacation market. Shoot me a message and I can give you some more info on what you might look into. Lastly, if this is a personal vacation home, and you see the added revenue as gravy then go for it. If you genuinely need the income to make it a viable investment don’t fall in love with a property, fall in love with a great deal. I see this time and time again, and in the end they overpay for a nice view when you could have just rented for the few weeks a year they use it. Take care!

@Elenis Camargo congrats on your diving in head first! I have been in this business 20 years and from experience I can tell you your cash flow numbers are going to be effected by higher then average repairs. I commend you on finding brick or concrete block homes, but older homes always have higher repair numbers and in B / C neighborhoods you will have higher turnover costs between tenants. @Lucas Carl the deal of a lifetime happens every day. If you are buying retail through a realtor then I agree, but most successful investors don’t do that.

@John Thedford you stated that someone at “the state” mentioned Bigger Pockets which isn’t true. Sorry, not buying it, but on another note I agree with the wholesaler world

In Florida. When the downturn or lull occurs, which I think has started, these people will thin out quick.

@Brandon Ingegneri we never pay 50% upfront and hasn’t done it in years. This is standard for a contractor who is a terrible business person.

@John Thedford ok, I have read several of your posts and totally agree with your premise about wholesalers in the state of Florida, but nobody “at the state” said anything about BP. That’s a fabrication and you know it, and before you go through with a keyboard warrior personal attack save your energy. I really could care less.

@Rick Baggenstoss sorry, that’s not the case if you are renting high end properties. They want news access stations and spots stations like ESPN.
