Typically 3 bed 2 bath, 1200+ sq feet SFR - I can determine if the areas are suitable. We also look for homes that are either off the market, or on the market and can't be sold due to poor conditions!

I'd love to network and share ideas with anyone who already invests, or is looking to invest in Fayetteville, NC and/or surrounding areas. I'm a local here and would like to see what everyone else out there is interested in doing, or is already doing for that matter!

I am a new wholesaler as well! Congratulations on taking the first (and free) steps! So here is what I do: When I find a vacant and/or distressed property, I write the address down and snap a clear picture of the house. The picture is used for two reasons which I'll go over next. You may want to use your local GIS map for tax information which will typically give you current owner address (important for direct mail), bed and bath count, square footage, lot size, year built, last sale date, last sale amount, current year appraised value, etc. You typically want homes that last sold at least 7-10 years ago because the equity in the homes will be greater, which makes it easier to get a transaction. The picture I take of the home is to increase my response rate. I take the photo and turn it into a thumbnail sized photo to print onto my envelopes. This way when the owner(s) receive the mail, they immediately know that it's in reference to their house. It also helps me remember what the house looked like. Once you use the tax data, you can then filter through the list of homes to select your specified or "ideal" criteria. Hope this helps, best of luck!

I am a new agent and I am looking to boost my business because my full time job doesn't necessarily allow me to put many hours into real estate. With that being said, I feel that it may be worth my while to pay x amount of money per month to generate solid leads to allow me a few sales a month. In doing so, I can become a full time agent without the worry of going into debt quickly. I value anyone's opinions and experience with: 1. Web-based lead generation systems like zillow, realtor, trulia, etc 2. CRM systems with website hosting/building 3. SEO systems and/or DIY techniques I can comfortably spend $200 or less a month collectively for the systems mentioned above Thanks everyone!

Hey everyone!

My name is Josh and I am an active Realtor in Fayetteville, NC. I am also in the process of starting a business for flipping houses, and am looking for anyone in the area who has the experience and is willing to take the time to lend their knowledge! 

I am completely new to this aspect of real estate, but have taken some of the first steps. So far I've registered my LLC, set up a corporate account, and secured financing through a hard money lender (Do Hard Money). I know that this company has a bad reputation, but they were my only option because of my credit score and my limited capital. A fellow Realtor in my office has worked with investors who have secured financing through Do Hard Money, so I know that it is entirely possible, but the process is much more difficult.

I am looking for any information that can help me get this process started!
