As one who just passed the California real estate exam ,I will highly recommend you to get a real good mentor and stop thinking on who pays more. Once you will know how to swim yourself than start making moves to who pays more and why.

Hello,

I am a commercial real estate agent in So California.

Here there is no problem to sign all documents "name and/or assigns" as long as you will be part of the entity who purchase the property. But if you just want to assign the entire purchase transaction to another entity it might raise a question that you might just wrote the offer on someone else`s behalf  and have a way out based on this contingency.you are taking yourself out from the purchase and have no connection to the purchase that is not allow and sellers do not want a shaky buyer. Play by the rules and win.

I guess you need more information and stop criticizing me please! I am a very successful commercial investments properties real estate agent. My clients are hedge funds and multi billion investments companies. I help them with their 1031 exchange and with their investments decisions. I will give you a detailed explanation to what I mean in my post. The commission is becoming a more of an issue because of the new technology.The power of a real estate agent is knowledge but once the consumer becomes more educated the less power the agent has. Once the consumer feels that he/she can do things without the help of another the first question comes in mind is why pay for services I can do myself. Every agents I speak with feels the same and fear to their future. The 6% commission model is no longer in fashion. Many brokerage firms are willing and offering to work for a smaller split and I will give you REDFIN as for example. There are many like REDFIN out there. Now you will argue that you get what you pay for and I maybe to agree to that wise sentence but when money is tide and people need to feed their families every dollar counts! The problem comes from the people of sits in the top. And to your responses to me, it only proves that you too fear to your future. Nothing is happening over night but what I think is if we the agents will not take our future in our hands there is a chance we will become paper pushers!

I do understand the value that I bring but people around me DO NOT!

Lately I hear many that do not think that a real estate agent is important to the transaction  and that got me upset! Very upset! 

I wanted to hear if we need to protect our commission and not to hear if we are needed to the transaction as I do think we are needed but others think that we do not do enough to make $50K commission check.

I did not mean to offend you guys or make you so defensive  or feel bad. All I was trying to say that it is sad that many people do not think that a real estate agent is important to the transaction.

Pick the zip codes you wish to service, have a production company to make you 0.30 ad and run it on the local cable TV. Real estate agents need to earn credibility and there is no better way to achieve that by showing your face on TV. You will be surprised that compare to other marketing in the end of the day it is better and less expensive.
