hello paul ed reid here,im a financier and i have  a diversity of lending programs in my portfolio, that being the case im sure we can craft a financing scenario to facilitate the acquisition ,the thing that i need to know is the on the existing properties you would be cross collateralizing what is the market value and the existing  mortgages on the property,if the seller can provide you with the current noi statement on the subject property you are buying that would be helpful as well ,it appears that you just want to do a cross collateralization in lieu of putting down any cash is that correct,would the seller consider holding a short term 2nd on the property if neccessary,what is your  credit score, you can email me at [email protected] or call me at 240 552-1656

hello my name is eddie reid i have access to properties that will fit your buying criteria,if 

i understand your buying criteria correctly  is  the minimum property value for your 

acquisitions 80k,if so i may have somw properties that would fit your guidelines,most of 

the inventory i get in florida the property values are in the the 30k to 80 k range,howver the 

arv are in the 70% area,most of the properties have tennants in them,the ones that don't

hello lee ed reid here ther are oppourtunities in the marketplace where you can realize a handsome return on your capital 30% to 40% on a cash on cash deal,what would suit you as you indicated is a turn key situation where the property is already operational and generating income ,what would really help you if you can't find a good seller financed deal is to seek some form of financing,even though you mentioned you have bad credit ,if you didn't file bankruptcy you can get financing ,in addition to being a realestate investor im also a commercial realestatefinance consutant and broker ,20 years in the businees,fortunately for you you have some working capital ,the financing you are able to get is not going to be in the 6% area ,you would be more in the 12% area depending on your credit ,even though 12% might seem high if it can help you resalize your end goal you still will have a good day at the office,eventualy you will be able to refinance at a lower rate ,i am based in the baltimore md area ,not to far from you being that you are in philly,the unique thing about baltimore is that we have a high rent to value index which simply means you can acquire property that has a low value but the rental income is high ,i will be on the lookout for you for deals i believe would make sense for your situation,$2400 cashflow is a stretch to reach being that you only have $30,000,however netting perhaps in the area of $1500 to $2400 is obtaiable by using a comination of your capital and a lender that would be willing to give you some financing,i happen to have a diversty of financing prorams in my portfolio that may be able to assist you,
