hello nathaniel,ed reid here,i would agree with the gentleman that indicated portfolio financing,most portfolio lenders would like the loan amount to be $500,000,however if your total is under $500,000 ,there may be some portfolio lenders that will do $300,000,as the gentleman mentioned above ,fannie fredie is at the top of the least ,if you run into problems with them the other options you have is portfoio finanacing or commercial lenders your portfoli financing is going to be the best as far as rates are concerned ,your commercial lenders are going to be in the 9% plus area,if i can be of any assistance you can email me [email protected]

HI DERRICK ,ED REID HERE,I WOULD AGREE WITH THE ABOVE COMMENTARY ON HAVING THE SELLER HOLD A 1ST MORTGAGE IF THE PROPERTIES ARE FREE AND CLEAR,THE SELER COULD ALWAYS SELL HIS NOTE FOR CASH ,I GUESS A KEY QUESTION HERE IS WHAT WOULD MOTIVATE THE SELLER TO ACCEPT YOUR OFFER AFTER YOU CAN DETERMINE HOW YOU CAN MOTIVATE HIM,YOU CAN BEGIN TO STRUCTURE YOUR OFFER,ON E WAY OF COURSE IS TO OFFER HIM BETTER PRICING FOR HOLDING THE PAPER,FEEL FREE TO EMAIL ME ANY QUESTIONS YOU MAY HAVE [email protected]

 hello jordan,edreid here,there really are no investor friendly banks in baltimore,i am a commercial mtgf broker in baltimore,if you have good credit it is best for you to go conventional,if not you are looking at hard money,baltimore is a great place to invest especially if you are looking for buy and holds ,you can get 25% to 30% cash on cash  returns even using hard money,if you have any questins about financing or investing in baltimore feel free to emaul me [email protected]
