Looking to purchase in Florida (all areas are fine)   


We currently purchase about 100 homes a year and are seeing our pipelines shrinking.    In the past I've found wholesalers to be a complete waste of time, but I suppose it's time i reconsider.

Looking for SFH/Townhouses/Condos/Mobile homes on land above 80k ARV with no more than an 800k value. We will also look at Pools as we have done several.

Looking to purchase BELOW 70% of current market value (after repair value minus repair costs).      

We are cash and can close within 72 hours of contract.    

DO NOT pitch a property you do not have under contract unless you are the owner.    If you pitch 3 properties in a row that are losers I'm going to block further contact from you.    We are open to partnerships if you want some equity in the deal.    Do not contact me till you have an actual deal that fits within my profit guidelines.
