Hey Josh Cal Welcome to the Valley! The Phoenix market is much different than what you're used to. Multis are rare Pre-1990 is old A rockstar AC unit is mandatory Lawn maintenance = sand maintenance, unless you have a drip system The Valley is 'uge, and nearly everyone drives. Tampa continues to grow. "do rental rates compared to purchase price make sense (ie, I don't want to buy a $200k house that only rents for $1100/month)?  " Yes, rent to purchase prices are around the 1% rule.
Interesting comparison. I agree with you that RE can be much better than stocks. Let's also play devils advocate - We just picked up FB during said price drop and made 12% in 7 days. You could say "why would anyone buy RE when you can make huge returns like that in a matter of days! Try turning around a house in that amount of time. You have to rehab it, market it, sign a bunch of paperwork, hope deal actually closes, etc etc" I think you make a good point in that you should be looking at all of your investments as vehicles and ask "do they suit your comfort level and help you achieve what you're trying to do?" It's also a good idea to compare what you can achieve with what vehicle. Whether it's RE, stocks, gold, or collector troll dolls - does it fit for you?

Robert Burciul " How do you folks find managing these properties from far away?" If you have a good PM it's fine. "Also how have you gotten around the tax punishments that were put in place?" Not sure what you're referring to... "I’ve been told by brokers and realtors that it is incredibly unprofitable and unrealistic to purchase properties in the states without dual citizenship." That statement couldn't be further from the truth (if you know what you're doing). I would agree with that statement if you were in a highly regulated market like SoCal or NYC - but most of the US has very profitable potential. Larry Smet hosts a Canadians investing in the US meetup in Toronto if you can make the drive. The next meeting is Apr 9.

As of early 2013, he has amended his predictions slightly to an expectation that the financial crash will begin between the end of 2013 and the first half of 2014" In 2013, Dent predicted the market would crash again in the Summer of 2013 and would take a further year and a half to recover" Lesson - Buy amazing deals and you don't have to be concerned about market timing.
