It seems in the past several months every other person who wants to get into the Phoenix market who is from out of town wants to do multi family. Where did the idea that there a bunch of multi buildings (let alone deals) in the valley come from? Let's set some proper expectations- Land in maricopa county is cheap. There's less incentive to build multi family buildings vs SFHs. Also, Phoenix is a relatively new city. In 1950 the population was 100,000. Compare that to Philadelphia which was 2,000,000. Newer (last 50 years) construction calls for large single unit homes - not apartments or duplexes which are plentiful in other older high density cities. Yes, multi family properties do exist in the Phoenix metro but in comparison to other cities it's a small fraction of the total inventory.

Hi Devon, Welcome to the Tampa market. The Bay Area offers all types of investing. Wholesaling, flipping, or buy and hold are all possible. My advice to you is find the one you want to focus on and what suits your situation and go for it.

Lucien Gautreau It sounds like you need to narrow your focus first. You're going on a trip to 3 different states - let alone 3 different cities. Jacksonville is a good place to invest - stop there. If you have major reservations about it then decide on another city. As Brandon says on the podcast "Squirrel! Squirrel! Squirrel!"

To deny climate change outright is foolish. However, the degree of change is so minuscule that it would never be noticed in several lifetimes. Do not be surprised if 10 years from now the media will tout warnings of a global ice age. I can echo your findings. We decided on a different market (Tampa) as a result. Jax economy is more lower middle class compared to Orlando / Tampa / Miami. Tourism demand is much lower compared to other FL cities. There's nothing wrong with that - but it doesn't fit our model. On top of that - lots of competition as you mentioned.

Hi Carlos, You have a time frame and a property type in mind. That's a good start. Next, I would recommend you get more specific on your goal - what type of property do you want? Who is your target audience? How involved do you want to be? What's your budget? Answer those questions and then start looking for properties.
