Hi @Account Closed! Great question! I have a unique perspective on this. I use Invelo in my own investing business. I had such a great experience with their team, that I decided to join their team too. As an investor, the level of customer support I received was unlike anything I had previously experienced with the other online tools. I love that they listen to user feedback and are constantly improving the platform. There are so many features of the Invelo Platform that I really like...specifically that it is an all in one tool. I can utilize their list building feature, skip trace, manage my pipeline of deals, send out my marketing and utilize their analytics to maximize my marketing dollars all in one place. The other really cool thing they do is offer an education component that will help you to be a stronger investor. You can try out the Starter Plan for free even if you aren't a BP Pro. What are you currently using to manage your CRM , marketing, etc?

Hi @Ryan Brown, it looks like you are getting lots of responses on your post. I am sorry to hear about your family friend passing. An experienced title company will be able to do the whole transaction for you. If you need a real estate attorney, the escrow officer will let you know.

Hi @Sam Spoerl Great idea to ask for feedback! There's a wealth of knowledge here on BP. As a primarily direct mail marketer, I see a couple of things I really like about your postcard and a suggestion. The blue and light orange colors go well together and are appealing to the eye. I also like the personable picture of you and your dog (maybe a professional quality one of the two of you would be great).

One suggestion is that you have a couple of stock photos taking up a lot of real estate on your postcard which is forcing the other side of the card to look a little busy. I would suggest keeping a picture of you, your business logo and contact info, but then replace the rest of the card spaces with how your solutions help solve their problem. Right now you have all of their problems listed, but it would be more impactful to list your solutions (i.e. Cash offer means quick close, make no repairs, you pick the closing date, take what you want and leave what you don't, etc.) I have used Open Letter Marketing quite a bit for my direct mail marketing. They are great about formatting the postcards for maximum impact. Feel free to reach out to @Jake Soper over at OLM. He's super helpful.

Also, don't forget to follow up, follow up and follow up some more. A postcard is a great piece of marketing, but will do best when it is followed up with another touch point (letter, phone call, door knock, text, etc).

Good luck on your marketing and feel free to reach out if you have more questions. Happy to help!

I would be interested in a zoom Meetup for the Lubbock area! When are you thinking about putting one together?
