Hi @Alejandro Jimenez and Happy New Year! With the current interest rates, it will be necessary to find these properties at a discount. Going direct to seller is the best way to do that! Not to mention, as an agent you have a unique advantage to provide a solution to a lead even if they don't fit your BRRRR buy box. The best and most effective way is doing marketing consistently. Hi! @Parker Hardy What kind of off market properties are you looking for? Driving for Dollars is an excellent way to find motivated sellers! As an investor, those properties have been some of my most profitable flips. I commend you for wanting to do your own marketing. When you rely on others to bring you a deal or the MLS, you are putting a lot of your opportunity for success in someone else's hand. I am part of the Invelo Team now, but even before I was, I liked using their list building feature to build up a prospects database. I then added multiple seller motivation filters to that list. Once I had about 1500-2000 prospects that were on multiple lists, I marketed to those folks. I use direct mail, cold calling and good ol fashioned door knocking. I love the combo of DM, cold calling and some good ol door knocking.

@Cameron S. That is great that you started to send some direct mail and are starting to get some responses! There are a few pros and cons to consider when involving your realtor. The pros are that you get their two cents on the location of the property, you get to have your first contract negotiation with someone by your side who has experience and it may overall make you feel better about the transaction. The cons are that this will likely be an added expense to you or the seller or both. Which basically means if you are looking for a discounted off market property, then some of your discount you were hoping to obtain just went to the agent. Another con is that some of the sellers might be turned off by you bringing an agent into the mix. The information you need to do this on your own is at your fingertips online; it just depends on whether you are willing to get a little uncomfortable in exchange for the discount on the property. When I want to know what area a property is located in, I jump online and search the police activity in the area. Most areas will have an interactive map that will show you what has been happening in the neighborhood. The next thing I would suggest is get a purchase contract and read it over. Research and make sure you understand the different parts and what they mean. Lastly I would use a reputable title company (or attorney depending on your state) to close the transaction. They won't let you do anything accidentally illegal. Whichever way you decide to go, you are already setting yourself up for success by buying a multifamily as your first purchase! Hi Jeet! These are all great questions! Now is a great time to get the ball rolling to have some momentum going into 2023. The response rates really depend on the list, type of marketing and market location. I am hearing some success with a few different lists. D4$, related party and vacant properties stacked with high equity has been good too.
