Greetings! My girlfriend has 40+ doors in Portland, ME and has been self managing for quite some time now. She is looking to transition and work with a solid property manager. Any recommendations or PMs out there who might be interested? She really does have some amazing properties.

@Jason Curry I'm in the same boat and now looking for a new property manager. I've met with Craig Schneider of Schneider Property Management before and had a positive interaction. I'm also going to give Great Falls Development Group a call, it looks like they have great reviews.

The big surprise will likely be deferred maintenance and heating related expenses. I have two triplexes in L/A and I'm spending around 3-4k annually in heating oil for each. Occupancy has been great and collections can be interesting. Avoid downtown Lewiston, here is a story about a downtown shootout that happened earlier this week: https://www.sunjournal.com/202....

I'm at the point now where I can pay subs to do some of the work using the profit from my first property. I hung the drywall for the new ceilings using a lift but paid someone to come in to tape and mud. I'll be happy when I am able to pay for every part of the project.

Thanks everyone. I think it makes sense to finish a bedroom first, utilize it as a comfortable "homie" space and continue with the rehab from there. This is something I did not do with the latest unit but wish I had.

I am currently going through a rehab of a triplex here in Auburn, ME. My first round was a triplex in Lewiston. I recently finished up a good amount of new ceiling work and I look, feel and smell like a broken piece of sheetrock at this point.

I understand that house hacking is more work than anticipated. Most of my time is spent moving stuff around, driving to the dump, going to Lowe's and cleaning up the latest rehab mess that I am trying to call home.

How could I make the current house hacking situation feel more like home?

+1 for reaching out to @Carl Hebert for advice. He is my PM and has been great to work with. The tree streets in Lewiston are no fun along with the Chestnut Park area of Auburn if you ask me.
