I am looking for a landlord attorney conversant with landord tenant issues. May need to file for eviction as  tenant is not agreeable to rent increase. Looking for attorneys who represent in Morris County, New Jersey.

I recently purchased a two family dwelling. One unit is Sec 8 occupied. The lease gets over end of May.  The tenant is not cooperative and takes a lot of my time. Doesn't allow me to do inspection, Not allowing me to get the Lead inspection completed either.

Looking to get the tenant to move. Need to discuss scenario with a good attorney in Morris/ Sussex/ Warren counties, with experience with the HAP program.

I am a relatively new landlord, since past 2.5 years. I house hack. Property is located in NJ. I live in the downstairs unit and rent the upstairs. Tenant has been with me since 2 years. Family of five. ( husband, wife and 3 kids). Initially I started them on a year lease. After the first year, I have renewed on a Month to Month lease.

I recently noticed that another family is also living with them, since two weeks, as I noticed children noise coming from upstairs. I My lease is the standard NJ realtors standard Form lease. It doesn't specifically state any guest policy. I am going to talk to the tenant this week and find out what is going on what story they have.

My questions:

  • 1) Is the eviction moratorium still on in NJ, and would it apply since mine is owner occupied residence.
  • 2) Since my lease doesn't say much on a guest policy, what would be the reasonable number of days guest could stay in NJ?
  • 3) How should I handle this situation. I wouldn't want another family to stay with them, as there would be more noise etc.

Appreciate your thoughts on this topic.

I am planning of sending marketing flyers to buy houses, I prefer not to give my personal phone number. Is there some option where I can get a google phone number to link to my phone, so the potential caller only knows my google number. It doesn't need to be google. which providers are there that give this option. Thanks in advance

I recently purchased an investment property in Morris County NJ, but the attic insulation needs to be redone. I have a few contractors come out to give me estimates. but the estimates are all over the place. I am putting Applegate cellulose R-38.( around 12inches). The attic size is around 500 sq.ft. Approximately how much should I pay for the insulation, sanitize and remove existing insulation, air-sealing per sq. ft.?. The property is located in Morris County, NJ.

In August of 2018, I bought a two unit multifamily in NJ. I  Live in one unit and rent the other.

I now want to buy my second multifamily and looking to buy it in the same area, as it is convenient for me to commute to work.  

What loan product I could use to buy the second two family unit. I am looking to buy a two family unit that may need some work so was thinking of a 203k loan. I was looking to put at the most 10% down for the second purchase.

I spoke to some lenders and they were telling me I would need to put 20% down, as this would be an investment property.

Looking for some advice. would really appreciate it.
