I have invested in Jackson and so far so good (only bought 12 months ago) but i think you need to do some more research surrounding debt and also the economies of scale that accompany debt when it comes to real estate. Simply put replacing the dishwasher or AC unit in a property yielding $600/month versus one yielding $100/month costs the same in dollars for each but is a larger percentage of rent in the cheaper property. It is healthy to be afraid of debt of the consumer variety, but in investing, done correctly, leverage is your friend.

I have done something similar, and it has worked out great so far, in middle Tennessee. Although I went for a duplex just over the $50k area. BUT, I am out of country! If you diligently research and choose your area, get yourself on the ground and build up a network There, and have your figures down pat, you can succeed. I am about to end my first year owning this property and it has been broadly good. And I am quite a lot further than LA - Sydney Australia!

Hi Guys! Looking for a CPA who I can pay for a Skype session to talk through some tax stuff. I live in Australia so will need to be online. Basically i (think) i have failed to lodge my state tax requirements. Running an LLC as a disregarded entity. Recommendations and solicitation welcome :)

Hi all! So here's the deal; I'm in the process of closing on a home. I am purchasing it through my TN registered LLC, which is a disregarded entity. I am not a US citizen or resident, but the LLC is TN incorporated with a foreign address. The rental agent I am about to engage have sent me a W9 from...but I think i may have to fill out a w8ben-e. I am so confused as to which is the one I need. the w9 reads.

'Enter the disregarded entity's name on

line 2, “Business name/disregarded entity name.” If the owner of the disregarded

entity is a foreign person, the owner must complete an appropriate Form W-8

instead of a Form W-9. This is the case even if the foreign person has a U.S. TIN'

Both forms are also incredibly confusing I have no clue which and how to fill it out.

I have both an EIN and TIN. First person to answer correct is in pole position to be my CPA! No really, it's pretty clear i need one! :)

Hi all. I'm pretty sure this hasn't been asked, but if it has feel free to link! I'm not a resident of the US, I have a single member LLC (Tennesee) that i want to buy section 8 properties under. My question is, as i am not a resident, how will the HUD/Pha background check work? Will the authority reject me purely because they won't be able to properly background check me? Thanks in advance.

I'm looking at getting into this market. I am attracted to it for a number of reasons: lower unemployment and vacancy rates than Memphis, and there's quite a few brick buildings that are more modern than that in my budget in Memphis, and definitely cheaper than Nashville by a mile. It's worth looking into the fundamentals of each market and Jacksons are fairly good; quite diversified in terms of employment for a small city (hospitals, manufacturing, colleges etc.) I intend to also look at Memphis but it has too much investor activity for me I think, I really get freaked out when I see that, it means the fundamental underpinning of the market is distorted in my opinion.

I think Jackson is a great place to start Multi unit investing just like I feel Memphis is a awesome place to start Multi-unit investing. Jackson TN is a much smaller city which can be a good thing since there may not be a lot of competition, but the caveat there may not be any deals at all due to size and or supply and demand. Memphis you will almost always find deals... I would contact @David Cook since he is on the ground and managing the types of properties that you are looking to invest in.

 Thanks Derrick, I take your point about deal flow and possibly less competition in Jackson as pros & cons! Me and David will be in contact and i will keep you all up to date on how I am progressing in my plans!
