I just helped a client with a purchase of a property in the Nations area that happens to be zoned commercial so I was able to help her get a non owner occupied permit. I actually went down to codes for her to go through the permit and zoning process. It only took me 3 trips though. She is actually thinking of hiring a management company, but maybe after reading this I will have her considering doing it herself.

I totally agree with you that i believe its only a good play if its one of those 3 situations you spoke of. I have two other clients who just lost their permit or can't get a new one and are forced to sell their houses.

The way the government and certain people in Nashville are coming down on STR is crazy.
