@Natasha Hardy Hi Natasha, happy new year! My wife and I are in a very similar situation. She is American and has been living and working abroad for the last 7 years and I am Italian. We are both living in Italy and are also looking to start investing in the states. We contacted a few small credit unions about mortgages, however without current US work history, we were not able to get any leads. It was interesting to read what others are suggesting. I manage my own rentals and they’re quite a few. I have two phones, a personal one that I also use for communicating with my teams (lawyer, CPA, contractors, realtors, etc) and one that I use with tenants.

Google voice is a really great service in my opinion.

First of all congrats! Thanks for sharing all the details about it. It's interesting that you found your deal on Loopnet, did you have to negotiate the price down a lot, or did the price tag the broker put on the property made sense in terms of cap rate, NOI, etc?

@Bryan Frost very interesting question.

I’m very skeptical about Opendoor long term profitability and business model. If they can barely break even in such a favorable market, how can they survive a housing market downturn?

Sometimes institutional investors and Wall Street love disruptive companies, even though they seem to lack a solid business model or just a way to make real money, like Uber, WeWork and so on.

try using redfin.com. Once you're a registered user and certify your email address, you'll be able to see last sold price for most properties

The inventory in Austin as many others pointed out, right now is non-existent. I would look at other MSAs where SFH rental investment makes more sense!

In my opinion it's a very common practice for a wholesaler or a broker to require you to sign a NDA before giving you a property details.

Hey Nicole, thank you so much for sharing your journey. It was very interesting to read all the details about it, I found it really inspiring. 

My wife and I are currently looking to close our first small multifamily deal in the States. I've already been involved in multifamily investments in my home country, but there's so many differences in the US, so much to learn still!

That's a very interesting question. At some point we thought about sending a little present to our tenants for Christmas. We eventually decided not to do it, because we didn't want to break the professional relationship.

As others already mentioned, we offer a little "upgrade" gift upon lease renewal.
