Hey, @Scott Anderle,@Scott Anderle the student loans are only really an issue if your debt to income ratio is too high when looking for a mortgage.  Otherwise, the interest on student loans is tax deductible. Purchasing a duplex now that not only potentially cashflows the loan payment, but is also paying off the mortgage will allow you to save more money and hit your goals faster.

The BP books are listed under https://www.biggerpockets.com/store if you are looking for one of those.

If you are looking for a recommendation on a goal setting book. I would suggest 10X Rule by Grant Cardone or Think and Grow Rich by Napoleon Hill. These books are heavy mindset focused. On the practical side,  The One Thing by Gary Keller is a great one.

I think @Brian Ploszay 's advice is spot on. Due to the potential lower-income areas that you would invest in, I would advise using a higher vacancy rate when running the numbers. If you still cashflow with this rate and feel comfortable with the risk then go for it. There are plenty of investors who do well with these types of properties.

@Franklin Tirrell, I would look into articles discussing top destinations in the U.S.A. and look into those that have made some kind of mainstream list for several years. There are also many articles specifically for Airbnb that you may find trends in. (Miami, Orlando, fit your description)

@Account Closed The Kissimmee area south of Orlando is also a good option to look for deals in. Roughly 30 minutes from the parks.
