Is cash flow possible on properties as low as 30k?

Are 30k - 50k properties good investments for cash flow? For those that have done or doing it please share your stories and experience. What are the pros and cons? Any tips are greatly appreciated

They work as long as you rent them and collect the rent.  There has been a lot of discussion about the lower end properties and their risks.  Here are two:  They are usually in lower income areas, so rent collection is a challenge.  Second, properties that cheap often have lots of capital issues that can hurt you.  An older roof, furnace, windows, etc...   You get what you pay for.
