I am from the coast of NC, onslow county and I go into the file room itself I do not mess with the computers and scan the papers with my phone. Ask them if you can actually look at the files its public record so you should not have a problem.

I checked the records on it today, and the zoning has changed on it. It can not be a hotel, the city has it appraised at just under 600k. I am pretty sure the bank is trying to get ride of it fast as possible as the city filed suit to foreclose the property for a lot less then the appraised value. The area is under a redevelopment plan and is undergoing vast changes for the better. Maybe it would make some great apartments?

I located a hotel that had been remodeled back in 2010ish and was still sitting vacant, Come to find out the owners have filed for bankruptcy and the property is about to be foreclosed on by the city itself. I contacted the lawyer handling the case a very nice gentleman, he told me he dropped the case. I asked him how I could get in touch with the property owners, but he never responded.

BINGO this morning I got a call from the bank that owns the property, I missed the call but called the gentleman back. I can do SFH all day long but commercial is a whole new animal to me. What is the best way to go about this can I wholesale this thing? What the heck should I do with it if I come to terms with the owners?

Give me a couple of minutes Ill dig it all up for you, I went after the guy for the same thing thought he was a "con" but after I used my wholesale tracking skills I was happy with what I found. The guy uses bitcoin to fund a overseas business that invest into the USA market under a LLC. Legality of it I do not know...

I did not read all six pages I am sorry, but I have been around Bitcoin since early 2012. I know for a fact bitcoin works with real estate and has funded at least 3 deals on the public bitcoin forums.

I recently signed up for this software and I am pretty happy with it.

I have somewhere around 100 birddogs signed up, but not have produced a "Deal". The way the software works is great, it registers all your birddogs for you sends them the "How, What, Do's, and Don'ts" type email that is pretty detailed.

When they sign up they go to a website you have set up for them, this portal allows them to submit info on the house. You just need a domain name and they have capture sites already pre-built for you. If you buy a domain from them it is $12, I just bought mine from a outside source it's way cheaper.

The system also has capture pages for, Sellers, Buyers, and Lease options. All these are fed into a Customer relationship management systems, that is the real great part of this system. If make a deal you can blast to all your buyers a flyer about the property, it includes all the details and pictures you have of the property. But all that same info is also posted on the Buyers website when they come to register on it. It also gives you the choice to post houses from other people in the system, so you site looks full of great deals.

Now the one I have had the least luck with is the sellers capture page, 0 submissions. I am not sure why, the other pages work and this one does not it may be the style of ads it posts in craigslist look kinda shady.

I just got done with my NC Broker course, your friend is trying to protect you.

§ 93A-2. Definitions and exceptions.

(a) A real estate broker within the meaning of this Chapter is any person, partnership,

corporation, limited liability company, association, or other business entity who for a

compensation or valuable consideration or promise thereof lists or offers to list, sells or offers

to sell, buys or offers to buy, auctions or offers to auction (specifically not including a mere

crier of sales), or negotiates the purchase or sale or exchange of real estate, or who leases or

offers to lease, or who sells or offers to sell leases of whatever character, or rents or offers to

rent any real estate or the improvement thereon, for others.

Now I spoke with other investors about the legality of lease options in NC and they swear up and down it is legal.... Call the NC real estate commission and talk to the law dept. They will tell you otherwise, I found this up after being picked up by the NC SBA as a New Generation Venture.

My SBA Mentor asked me to email him exactly what I was doing and to define

He then physically went to the Commission and asked them if these activities were legal with out a Broker License. Answers

Wholesaling - Yes, your selling the contract not the property. "Assigns to"

Lease Options - No, for a Real Estate contract in NC to be valid it has to pass a couple of factors. They fail the test due to the factor the lessor usually fails to have some "supported legal consideration- a contract must be supported by some valuble thing that induces a party to enter into a contract and that must be legally sufficient to support a contract".

If they just sign the house over to you like normal, you have no consideration and it fails that test. If you did have consideration did you lodge a lien against the existing deed and notify the bank? Did you tell the bank you now control the property?
