Find a foreclosure, look at the company that secures them ask the workers that do to give you a heads up on anything that looks meets your standards. Local teenagers, ask them if they know where any run down houses are, tell them you will give them 250 dollars for every house you can sell they find for you watch them light up with the $$ in their eyes lol. Post man, pennysaver paper guys just people who are familar with area's.
But driving for dollars is what works best for me.

Hello from the coast! I deal in mostly the greater Onslow area its similar with all the Marines renting.
Greenville is great due to the college kids, make sure you get them to sign a 1 year lease or they will ditch during the summer and leave you that time with vacancy's.
Some of the student rentals over their do allow for 9 month leases I think but its the large complexes like sunchase and the student communities.

I have tried Mailing, and some other methods but Driving for $$ has been where I have made it happen.
I started 2 weeks ago with mailers, No response from cash buyers or home owners. When I started driving around I got 2 Contracts in 2 days. The method I use is write down the house of course, tax search it. Next do a people search on the person it's $30 dollars a month but you get their email and phone numbers. Call the numbers they have listed, if you get no response use the email to check facebook. If no facebook is listed then email them.
Mailings might work for some but starting out I found them to be not as effective as a phone call or a facebook message.
Deal #1 SFH 1025sqft attached garage Contracted 36k contingent the HVAC works 34K if not. House is a moderate rehab with roof need 100% replace shingles and wood. ARV 110K
Deal #2 SFH 1774sqft Contracted at 75k it was a rent so it needs rental fixes, new carpet new paint some minor stuff. ARV 135-150 its a unique house for the area buy you can look across the street at a elem school so it should be no problem to sell.

In all driving for dollars is my best technique as of now.

Ill start from the top and do my best to answer the questions.
The bus station was a Grayhound station, it actually has 3 buildings on the lot, a large building that rents out about 4 spots in it I think. The other building is a bread store.
We have have public transit but its in its infancy.
Not sure why I would need a real estate lic for this but if I do, I have a realtor on my team that would help me.
None of the property is in Emerald Isle, I just live on the beach. All of the property is in Onslow county, it has a quality that most area do not, the Marines. They are all have a V.A. backing which means approved loans, not saying they all take them.
46% of the county rents, I'm sure you all know that is a higher then normal number.
Commercial Property in Onlsow is roaring as well, in the last year and a half Patriot 12 theater, Hampton Inn, Khol's, Longhorn's, and 2 More hotels are being built.
I have no idea how to find overseas investors, I was aiming for SFR's not this. But I am willing to improvise and adapt to whatever is thrown at me. I am willing to take any help or direction I can get, as I am sure it gainful to everyone involved.

I started mailing letters and calling numbers about 2 weeks ago. I called a gentleman who had a large amount of property in my area and asked if he was interested in gaining more property.
The gentleman declined and said he was getting older and was winding down, about 30 minutes goes by and I get another call from the gentleman. He tells me he would actually like to start selling all of his properties, He starts telling me the ones he would like to sell first and how he does not want to list them with a real estate agent.
Some of his properties are prime, fast food chain's, bus station, funeral home and office space near the court house.
I bought Kent's "Find Cash Buyers now" But almost all the people listed on it work for a real estate company.
I am not sure how to go about commercial real estate could anyone help me out? I got a realtor he looked it over, but like I said the gentleman does not want to list the properties.

I'm not sure about this, but the area she lives in may affect the amount of money she is getting. If she moves she could get a drop in support for a cost of living drop.

Are you just looking in Raleigh or are you open to other areas in NC?
