Thanks @James Wise We are currently thinking not to start an LLC just for this Deal. LLC is definitely a way to go if we have more partnership deals in the future. We think this deal is too small to go through hassle setting up a LLC for now.

Hell all,

I am about to buy a rental house out of state all in cash with an equity partner, who will contribute 90% of fund and I will contribute the rest. I have already bought 2 houses on my own. This is the first time working with a partner. I will work as asset manager( not property manager) after closing the deal.

We will sign a partnership agreement stating our partnership and ownership of the house.

My quick question:

Should we both sign the purchase and sales agreement so we can both be on the deed? I was planning to let my partner sign the PSA alone so it will be easier for future sale of the house. 

In this case(I wont be on the deed), is there going be some potential risks for me?

Based on your numbers, your COC return is 20%. Good return for sure. One thing, do you manage your property on your own? If so, you need to count 8-10% management fee in operating expense. In this case, your coc return will be lower.

@Thomas Williamson I have heard that it is hard to rent out houses in Atlanta, not only in winter. I am trying to get into the market but got warned that it's hard to find tenants in general even for nice houses. Is it true based on your experience?
