Thank You @Hattie Dizmond & @Brian Burke

You just affirmed my predictions.

I was trying to see it from a different perspective, but it doesn't seems to work at all.

On to the next one!

Dear BP's,

How can I do this deal?

This house has a Trustee Sale on October 17th.

The owner owes about $300,000 to the banks.

She needs to pay $25,000.

It's a rental property with $1,500 rent.

The ARV with a $90K Rehab is $350k.

Is it possible to make this deal a profitable one?

Regards,

Post: How to do this $8M Deal?

I came across a property for sale that the owner is taking offers.

The house is on the $8M price range.

To give an Investor a 20% ROI, the offer should be $6.5M. My fee would be 3%.

What do you guys think about these numbers?

Is 20% too much of a return with these kind of numbers?

Is 3% Ok?

Sorry, guys! Big numbers here...

Regards,

I just came across a property with extensive work to be done. Which makes me think I'll be spending about $150k in rehab. I'm concerned about coming across a major problem that might change this estimate. Would a Home Inspector be the best option to narrow down the rehab costs? Regards,

Great advice Allan Glass ! I've noticed, and discussed with my Buyers these inflated fees from other Wholesalers. I've been very conservative on the deals I present them. But I definitely need to work on my own deals. I'd rather have smaller returns, than wait for a better one. Thanks for your time!

My Buyers are looking for a minimum 15% ROI. I've been loosing a lot deals with a good 10% return. I'm in Los Angeles, to get over 15% is tough, and getting harder. Now, I'm looking into Hard Money to get my own deals. I'm happy with a $50-$80k profit. Why 10% is not enough? Regards,

Hi Efi Shabtai Welcome to the BP Community! I'm a Wholesaler marketing to the LA area, and vicinity. My company is called Elite Homes, LLC. I'll be glad to help you with any question, or if you're looking to buy a rental property in California. Regards,
