Quote from @Clayton Silva:

Hey Emil,

This looks like a pretty standard DSCR, it looks like you are paying what is called borrower paid compensation (instead of the lender paying the mortgage broker). That is pretty common practice with DSCR lenders as some do not allow for lender paid compensation. (See the $4,510 charge for origination).

Is this for a long term rental or a short term rental?

Is this the initial loan estimate or the final one?

STR, initial pre-final.

Hey guys, I'm in the final stage of purchasing my first investment property and before I proceed forward, I'd love to get an extra piece of the priceless BP advice on the DSCR loan I got from the mortgage company. A bit nervous as a leaf in a tornado about the transparency of the quote. I'd appreciate your eagle eye analysis and getting an idea if I'm treated fairly, and if not, can anyone point me in a better direction, please? Thanks.

Dear BP family, a true follower from NY, married with three kids needs a bit of advice. We're about to pull the trigger on a property with a DSCR loan in our names, but have a big dilemma. Yes, it's been discussed before, but I believe a pearl of extra wisdom would be very helpful. I'd like to learn more about the most crucial tax/legal differences or challenges we may face if we put the property in our names now and transfer the title to the LLC afterward, or, put it on the LLC right away and before closing, please. All input is truly appreciated. Thank you. Cheers.

Quote from @Justin Silverio:

@Account Closed I’m the founder of Invelo. We mostly gather our data from the same source as Propstream, therefore our data is pretty spot on to them. With that said, they do have a few additional specialty lists that we currently don’t have. This is partly because I don’t like the accuracy of some of the data and won’t add it until I know for sure that it’s providing reliable results. In any case, all of the lists that I’ve pulled to help build my rei business over the past 10+ years can be pulled in Invelo.

I hope that provides some transparency.

Hey Justin, it's really nice meeting you. Is ATTOM API the source you're reffing above? And if not, can you enlighten all of us so that maybe we narrow down personally which software to use on a daily basis, please? At this point now is all about apple to apple kinda thing. Thank you.

Hey guys, I am about to pull the trigger on my first DSCR property, but in the meantime, I don't want to just vacant-state my mind but start looking for a second one. I found one, but since the competition is furious, I feel like I'm rushing with the numbers and honestly don't feel 101% confident with my analysis. To avoid paralysis, I welcome your expertise, please! It means a lot to me to learn from all of you. PM for details, I'd try to reply back later today.

@Hugh Thompson can you elaborate on the red flag, please? I wonder how do I "test" the lender?

I totally agree with you but wanted to get an extra opinion from way more experienced than me people. The thing that makes me nervous is that the lender told me that we can refi in 6 months period but I see a different number on the quote.
