In Detroit, I talk to the neighbors. When I drive the area I stop people when they're walking to ask how long they've lived there, how do they like it, how is the community, etc... Location is important, but a strong community is really really important.

@Ayodeji - I don't wholesale too many MLS properties. I'm sure it's possible and a lot of people are probably doing it, but the challenge I see is that you have to get the property WAY below listing price. Again, totally possible but challenging.

@Hai Loc - I would say C to D. There is one property that needs a new roof but there are no leaks. However the interior is in good condition. These aren't granite countertop, stainless steel appliance homes though. These properties are owned by a property manager that self manages all the properties. If you click on the Dropbox you can see some of the interior of 4 of the homes. However I've driven by the homes and taken a pic of the outside as well as a 360 degree video in front of the house. 

I have a dash cam video of me driving around taking pics of all the properties. I could dig those files out of my dash cam. There is a walk through scheduled for today. I'll keep you posted.
