I'm a fan of location, location, location, which leads me to lean towards Property B. The other thing that makes me lean towards Property B is the opportunity to fix and flip or fix and rent, potentially getting into the BRRR strategy.

Is there a builderssurplus.net type of store in northern California? 

In addition to the benefits listed above, I like the unlimited use of the tools, like the calculators for analyzing rentals and flips.

A great topic here!  ...and perfect timing for me, since I need to raise the rent for the first time on some really great tenants and have been struggling with how to do that.  So, I will write a letter and increase rent by approximately 5%. Thank you to those who shared the verbiage they use in their letters!  Very helpful.
