If you haven't setup keyword alerts for your area, I recommend you do that first. This will notify you anytime someone says "Winston Salem" for instance. 

There are over 200 blog posts and 1000 forum threads that populate when searching for "find a mentor" and 100 blog posts when searching "beginner wholesaler." The information is right at your fingertips - seek it out and get those deals! 

Another thought is the message could be perceived as an authority figure (IE. Code Enforcer) trying to get info considering they're typically illegal.

Keep consistent with the mailings. 300 names isn't a big list but I think it's possible you'll get a deal! 

Welcome to BP @Ryan Vaughn and congratulations on the engagement! REI can definitely provide a suitable way to make a living. I see a lot of investors from the Atlanta area so I'm sure you'll be able to meet and talk with a lot of like-minded individuals from your neck of the woods.

@Charles Smith I think 1000 names is a decent list to get started. You may not get 2-3 deals a month mailing to that amount, but hopefully close. What sort of schedule do you plan on sticking to?
