Can anyone recommend their best book on wholesaling real estate?

Hi @Travis Franzoy the inspector mentioned that there was no attic access and like you said anything over 30 inches is required.  I imagine it was covered up, but idk. The HVAC is in the crawl space.  I can probably climb onto the roof and remove the vent to verify insulation.  But like you said it is not that expensive to add a door.  Now that I’ve had this property for a moment attic access is the simplest thing to handle. Thank you

If a house you’re looking to buy has an attic, but does not have attic access what is the worst thing that can happen?

About to close on first property but it needs about $25K extra TLC.  My loan officer needs a seasoning period of 6 months before I can get a rehab refinance loan

Do you know how to get a rehab refi loan on a “new purchase” in the Triad NC?

Thank you @Michael K Gallagher and Thank you @Remington Lyman

The house IS 100 years old, built in 1920, but it’s in a B+ neighborhood.  I think a highway is being built a mile away according to my agent.

Today was the day the GC (K and S remodeling) was suppose to come give me an estimate on the repairs.  I made the appointment with them last Thursday and sent them the inspection report with a side line of the items I was interested in fixing.

They call last minute to cancel, today, and tell me they’re booked for the next 6 months.  A little behind the 8 ball now because I have to find a GC to give me an estimate within the next 3 days.

I’m sure it’ll work out cuz I’m on the horn now searching for a GC and so is my agent.

Remington, you mentioned my agent could have shown me other inspection reports.  I had no idea that was possible or how it would help me.  Is that something I would ask him for?   And do you find it a good idea to make it a practice to look at other inspection reports?  It would show me what to expect?

Thanks again Landon, Michael & Remington for responding and offering your sight.  It makes such a big difference for my confidence in understanding more than if I didn’t have you all to share with. I’m grateful!

Thank you so much!
