Post: How do I verify that my math is correct using BP calculators?

Hello and good evening to everyone!

When using the rental calculator, how do I make sure my numbers are correct?  I use zillow for rental rate, property tax etc. I still feel like my numbers may be off in one area or another.  Also, when estimating rehab costs can you point me in the right direction for getting my estimates more accurate please?

@Nicholas L. Thank you.  I need to continue practicing.  I was hoping to meet a workout partner who I could analyze deals with.  I would like to analyze 10 properties everyday and use the calculators to see if it is a good deal.  Do you recommend any videos or articles on analyzing deals that will move me forward?

Post: First time buying and House Hacking

I am a newbie, but from what I've learned so far house hacking would be your primary residence for at least 1 year. Primary residence because of the kind of loan you get. I spoke with my agent earlier this week about house hacking and he said if you get an FHA loan or a low down payment loan you may have to use it as your primary residence. If anyone else has some tips I am also interested in more info on this topic. Thanks for posting Isaac!

Hi All,

I just got off the NEWBIE webinar w Brandon Turner and we went over the calculators.  I watched a couple of videos on how to use the calculator and each time I understood until I went to use it myself.  Felt like I was just spinning my wheels and missing so many things.  Anyone willing to support or workout with me on getting masterful at using them?

Hi Matthew,

That sounds like a great deal!  My hat is off to you for speaking with 10 real estate attorneys about the issue.  I can offer support and encouragement for you to keep plugging away at it. I have heard a similar story around the Philly PA market and the investor was able to speak with the resident and workout a solution to get them out.  Most of the time (I've heard, have not personally experienced it) the folks in that position are looking for a solution and if the investor can figure out what the minimum is that those folks need it usually works out for the investor.

Thank you @Dmitriy Fomichenko!  I’ve been looking all day today and I see how busy it is. Almost everything had an offer on it already.  But I did see a few properties that posted just as I was looking and there is still a lot of opportunities even tho sellers are having a blast lol

Is there anything you need or anything I can do for you?
