Naperville realtor and fellow investor here! Naperville and the surrounding suburbs offer A LOT. First, there are some major corporate headquarters in the suburbs (McDonalds, Aldi, a few Amazon locations plus everything in the city) so the job market is extremely active. Almost all of the western suburbs have phenomenal schools making them appealing to young families (first time buyers are the largest buyer pool right now). There’s a lot of investors doing buy and holds out this way - ample “starter homes” that are only 10-12 years old and in good school districts makes for an active rental market. If you want to flip you can keep it to Naperville and some areas east of there, plenty of older homes in need of facelifts. Be mindful of taxes and political climate out this way but otherwise I’m seeing a lot of success out here. Happy to discuss in depth if you’re interested.

2 bed, 1 bath, 1 car garage - previous hoarder situation.  Asking $150k, updated comps at $220k.  Just getting word of this today, let me know if you're interested and financially set and I can get you more info as it become available.  Property should be ready for closing in 4-6 weeks.

Find a private investor. I've done deals before where I'll loan amount money for rehab (or even closing costs, whatever's needed) for either a straight $ return or a cut of the profits of its a flip. Get creative! I'm in Aurora too (and a realtor and flipper) so I'm familiar with what you're working with.

Alex Sanchez Bill Flannagan is spot on! It's nothing too over the top, just an additional step along the way. Once that's under your belt then you're good to go. I agree that Aurora is a good option for some buy and hold units. Depending on the quality of the unit I've seen them renting for as high as $1,500 a month!
