So say you are calling a list of leads you have received (I'm going to begin calling next week so I'm open to any advice); but say I called down a list.... As I go, depending on responses I receive, what do I do with the leafs? Do I create a mailing database, a re-call database, etc? How do I sort my leads? What the determining factor of throwing them into another datAbase? Thanks for all your time and input :)

are there classes or seminars to go over how to budget your profits? Or just budget in general?

Where do you find out about seminars and classes in general? The more knowledge I can get the better.

@Ben Wendt I just saw your message to me, (still learning how to use this) that's exactly what I want to do! I want to help a family dealing with a financial burden (my parents were there and I remember how upsetting and damaging it is to have to leave your home because the bank owns it) I want to help people out of those situations. I'll have to read your book suggestion and blog as well. So far I have read FLIP by Rick villani and clay Davis, great book! I am now reading Gary killers the millionaire real estate investor. And today I am meeting with a friend of ours, a broker, who can hopefully give me some guidance. I hope I'm off to a good start!

Ever since I was younger I have strived for my independence. I began working at 15 to earn some money to buy clothes and food and save up for my first car.

Throughout the years I have worked in sales, customer service, military, dental field... I have never loved a job. I enjoyed them as they were new and challenging at first but then I quickly got bored. I still did not have independence. I slaved away for someone else at a fixed rate.

I recently ran my own fitness coaching business, which I thoroughly enjoyed. I was independent. It was all on my terms, I called the shots. I was able to work as much or as little as I wanted, I was able to earn as much or as little money as I wanted. I helped change people's lives for the better. I learned that being an entrepreneur is awesome. I fell in love with the thrill, The hustle, the concept that the limit is sky high. I am passionate about helping others, and I see buying homes to help people get out of financial burdens and fixing them to sell to a family who is looking for the perfect home is helping multiple people at once.

I want to be able to help build a life for our family with my husband. I want us to be financially free. I want to be able to donate money to charities. I want our family to be able to build memories on family vacations, often. I want financial wealth.

hello,

I am a full time super mom who needs to feel some sort of accomplishment outside of motherhood. I have been DRAWN into real estate investing. I'm not sure how, but lately I can't put down books about it, on my runs or while doing chores I am listening to podcasts.

My husband and my goal is to flip homes in Texas (about an hour north of Dallas) and try to beautify my husbands home town. We plan on moving back when he retires in 2-3 years from the navy.

Of course I have fears about this opportunity, but the more I read and listen to podcasts the more my fears fade away. I am extremely excited about this new journey in our lives. I am just trying to sort my way through it and figure out what I need to do first.

Tomorrow I have a meeting with a broker (the one who's agent sold is our home we currently live in) to go over things and see which way I need to go. I have questions, I hope they are the right ones.

Anyways, that's where I am with real estate investing so far. It's a dream I want to make come true.

Thanks for taking your time to read this.
