I used to live around the Highland Park area in Hermon many years ago. The last time I was there about 6 months ago I noticed lots of gentrification happening. In your position this would probably mean you decided to invest in a right location.

Hey BP community,

Looking for some advise on reducing operating fees on my str in the city of Southfield, MI (Detroit suburb). This is my first property, bought it last December and went live in mid March. Until now it has been booking consistently and getting great reviews with the same property manager. I’m very hands off besides the monthly payments my wife sends out to the cleaners, maintenance, PM. We are out of state.

Although it books solid most months, after all the expenses are paid there is little profit. Most of it going back to cleaning fees, PM, maintenace, supplies.

Mortgage: 1300

Average Monthly income: 3500-5000

Profit:

On a good month we’ll see 1000 profit but most months it’s been much less.

With those numbers, should I be seeing more profit and consider a new PM or look into mid term rental which will mean less cleaning events? Would appreciate any tips?

Also considering selling the house as an operating ABNB.

@Eric Yu awesome story so far. Glad to see you on BP. Seattle is beautiful and a great market. I’ve been doing some basic research in Snohomish county and closer to Bellingham. Trying to find the sweet spot between home values and daily rates/monthly revenue/demand/occupancy etc.

I’m still searching, looking for a second home to Abnb most of the year and travel to in the fall.

Hello, I'm looking to purchase a house between San Antonio and Austin preferably a new build. However it doesn't seem like much is available that can still cash flow as a long term rental. And so I'm looking into STR in these cities. Anyone own any and can talk about how well they perform in cities such as New Braunfels, Seguin, Canyong Lake, San Marcos?

Looking for realtors that specialize on STR and own some themselves.
