@Anthony Andrew Young rent cafe is probably anther resource you might find helpful. not going to be as accurate as co-star but its FREE.

@Darius Howell best way to add value to a syndicator is find really good deals in your market. Charlotte being a great one. Begin to build relationships with vendors, property management companies, probate lawyers, eviction attorney's, whoever you know that might have access to deals or motivated sellers. 

If you can do that then a syndicator will gladly take you under his/her wing.

@Anthony Andrew Young if you know any broker friends with access to Co-star. or just call on property management companies. Ask to see if they will run a report for you or just find out what they are charging for rents.

Good thoughts @Jay Hinrichs @Chris Seveney @Brady Durr.

What about notes as a short term strategy, where I’m taking equity out of a market like San Diego, and placing it in something like notes until I’m ready to invest back into Southern California?

What does exit of a note look like? (Besides buying a note with a 5-7 year balloon)

I had a note investor today tell me he rather have 100 notes vs 100 units. His reason was no toilets, termites, tenants. What about the benefits of depreciation, equity, etc in owning the real estate? Thoughts?

@Melinda Pajak you can look into longer term debt through life insurance companies. They provide more favorable long term debt for commercial properties but you will have to go through a broker to do that. Had a great convo with Andrew Westling the other day about this. Give him a call. Actually i only have his email. BP won't let me post it so you will have to reach out directly in order for me to provide it.

@Kevin Ferguson if you were around great sponsors then you already know how many excellent syndicators there are out there. I’d ask myself the question, do I feel confident enough to actually bring in other people’s money to my own deal knowing the quality of syndicators out there? If you can produce a great product then go for it man! But keep in mind you can build your track record and learn more about syndications by investing passively first (or do both).
