Hey guys,

It is finally coming that time I am getting ready to rent out my current property. I have heard nothing but great things about Cozy and their software, but when visiting their site just now it says it will be going away 7/28/21. Does anyone know if they are just changing names or if Apartments.com is making their own separate site and Cozy will be no more.

I have actually ran across this same situation on this forum before. The response that I really liked said that that if you choose to deny a pet you have done one of two things. First, you have cut out a large chunk of possible tenants that could rent from you. I promise that just about every person that has a pet will pick the pet over a property. The second is your likelyhood of that person brining in a pet without you knowing dramatically increases. Not to say it will happen, but the last thing you want is during an inspection 6 months in you find out they got a pet and you could have been getting money for it. Price accordingly and make sure they understand that the damage of the pet is the responsibility of the owner. a lot of people choose not to acknowledge that

Appreciate the response @Will Fraser. How would you say that advertising it well could help in the sale price? I do not plan on keeping this property for many more years, so would replacing them be worth the large up front cost in your opinion?

I have a tenant that is asking for new windows in a rental condo I have in Dallas, Texas. Right now I have 2 single pane windows and two sliding doors that are also single pane. I have asked for one quote so far and they are going to be charging 6500 to do all of it (i am on the third floor, so it is a bit more in labor). I was definitely not thinking it would be that much. Do windows add enough value to make them worth it?

Wanted to see if anyone in the Denver area had some insight into the smaller towns around the area. I know Denver is pretty pricy, so I wanted to see if the areas within 100 miles are pretty good. I saw some pictures of Leadville and looked a little into the market, but wanted to see if anyone had any knowledge on that?

Hello, I just bought my first condo at the age of 23 right out of college. There are certainly advantages to having it, such as the tax benefits and not having to pay for the outside of the unit (normally the HOA covers that). But there could be some disadvantages too. You will want to read the bilaws about renting it to other students, as some can be very strict about renting. Typically buying a condo will result in having non-student neighbors too, so make sure he is aware of that and does not throw massive parties all the time

I could probably ask an insurance agent, but wanted to see if anyone knew. If i have a tenant that lives in my house and his car is parked in the driveway, and a tree limb from my property falls and breaks is windshield. Would his car insurance cover that or is that on me. Lets say the tree is perfectly healthy and there was no cause for this other than wind. thanks,
