Tenant asking for new windows

I have a tenant that is asking for new windows in a rental condo I have in Dallas, Texas. Right now I have 2 single pane windows and two sliding doors that are also single pane. I have asked for one quote so far and they are going to be charging 6500 to do all of it (i am on the third floor, so it is a bit more in labor). I was definitely not thinking it would be that much. Do windows add enough value to make them worth it?

Ask the tenant how much more they are willing to pay per month for the improvement.
