diving into the great insurance conversation
I could probably ask an insurance agent, but wanted to see if anyone knew. If i have a tenant that lives in my house and his car is parked in the driveway, and a tree limb from my property falls and breaks is windshield. Would his car insurance cover that or is that on me. Lets say the tree is perfectly healthy and there was no cause for this other than wind. thanks,

Your lease should state that you are not responsible for damage his personal property.
A healthy tree limb breaking in a storm is "an act of god."
This is his car, his issue. You might offer to pay his deductible to be nice, have no true obligation since he CHOSE to park there.
