I just hate it when folks want to count other folks money...and that's usually the motivation behind this question.

My usual answer is not enough or if I'm feeling particular private I pull a John McCain ..."I'll have to check and get back to you"

Yes! Make it happen. I would be willing to contribute any checklist I have or have used in the past. If you keep it general with drop downs for users to add new fields any realtor or investor anywhere can use it.

I do BPOs for the banks and for one client there is a function where you can maintain your library of HOAs (contact information, fees, schedule, amenities paid for) you could do something similar for users to populate their individual mandates for particular locations (County permits and cost, heating type which varies by location, etc)

I think it's a great idea. I've often toyed with the idea of something similar to use in-house and eventually turn into an application. It would be more geared toward transaction management for realtors and project management for investors.In a list format that you'd check off items based on some general pre-sets, which you could add to. Basically what I now do in Excel, but automated to a functional timeline.

Once completed the list would then pre-populate to a calendar and basically have user and/or system defined alerts, which could of course be modified by user. In a perfect world you'd agree to partner with the big box stores or maybe even Angie's List ( for contractors and for advertisements), to monetize the application.

Based on what task you've selected you'd receive offers for contractors, Home Depot/Lowes discounts, various coupons, etc. or you could pay a small fee and not have the ads and just use the app for transaction/project management.

Thanks Eric! I'm looking at two duplexes directly across from an elementary school. If I can pull this off I'm going rehab them really nice and put all 4 units into S8. I will of course make it clear that "guests" cannot exceed 2 weeks stay...unfortunately when S8 goes bad it's usually because of those not on the lease.

If apple came up with a machine that had and iPad smushed inside a macbook I'd buy that. Doesn't exist yet, unfortunately. The surface machines are somewhat interesting, but are pricey. If I'm going to buy something expensive it would be apple.

Sure, basically anything connected to our HAR MLS. What they give for a work around for iPhones and iPads is just not friendly enough or with enough of the functions needed if you're trying to show property in the field.

I'm sort of the same John, my office issues laptops, with iPads and iPhones. My iPad is only good for presentations as I cannot use it for production because it's not compatible with our databases.

I want to but so many realtor applications are not Mac compatible and I have a lot of Windows app I depend on for real estate...but believe me it's something I do want to do.

If it's a HUD foreclosure you want to pull the PCR (Property Condition Report) you may still want an inspection should you choose to go forward, but this will give you a quick snapshot of what working or if you will need an complete HVAC system. If it is a HUD you can pull this down from the site yourself.

Sometimes REO will have this available as well.

Also, be aware if you're buying as an investor be sure you understand how your Earnest Money is affected should you win the bid then change your mind based on an inspection, etc.
