Meaning I've run into lenders who are not familiar with the Texas real estate and lending nuances.

Thank you Moshen. No disrespect to you, but I would never do business with PRMG. In a totally unrelated transaction they allowed a buyer family to become homeless due to "investor focused lending".

What terms are they offering you? 

Also, when did you purchase this property? estimated value? and do you own any other real estate?

They're offering 8.75%, 2008, $255k, yes I own several unemcumbered properties. My goal is to never over collaterize.

Hello all! I have a large amount of land for sale coming up in 77088. Acreage not residential lots. What's the absolute best website to run comps. I know it's not Commgate or Loopnet and maybe not Crexi (don't remember).

@Vicky Liu It depends. I've placed medical students in furnished apartments for 90 days to 6 months. But also medical personnel, typically traveling nurses for up to a year. These are all considered corporate leases as most units are furnished. But there are many long term rental clients who need 1yr or longer terms. These tenants are not qualified to purchase for whatever reason and want to be near the medical center. Hope this helps.

Sugar Land has a ton of rentals I had to cut this list down from over 192 listings and used $2500+. Getting to be the successful bidder is another thing. I have investors from California but they primarily buy condos to rent in areas near the medical center where a lot of workers who rent want to be.
