Hi Eric-I am from Buffalo -have one STR in Ellicottville and living and investing in the Dominican Republic. I missed the Dec meet up and now in the DR but would love to stay in touch and catch a meet up next time I am in the area. I am currently looking at multiplexes and hoping to have one under contract in Q2 of this year. If I can be of help with contacts that service Ellicottville or anything Dominican Republic, shoot me a DM.

We are evaluating an opportunity to partner with a friend/new home buyer on a house hack in the Tampa/St Pete’s area. Looking for:

1-realtor with leads on multiplexes in Tampa

2-thoughts on best way to structure a partnership to take advantage of FHA loan and live in the property-1partner living (house hack) the other funding and ideally on a 50/50 ownership and any additional cash flow.

There are a lot of factors involved in pricing health insurance. How big is your family? What level of coverage did you choose? What's your deductible? How much do you make? 

The average is around $500 for an individual and $1100 for a family.

I can only suggest you shop around.

Great advice. We are a family of 4 and have had health issues (even though we young 😁in our 40s so we want to make sure we are not skimping on coverage.  Thanks! 
PS-I used to go to Jackson Hole, WY as a kid and love it! You live in a beautiful spot!!

Unfortunately Texas is not a Kaiser State.

But in my opinion cost is not apples to apples with Kaiser, due to how comfortable they are to deal with (In California).

They are kind of their own thing, with all of the big hospitals and etc...

Since I live overseas and have been through 3 cleaning companies (all with varying levels of success), I have been reluctant to go solo. Have you managed all of your STR listings long distance with an individual or super reliable cleaners?

With something like this, having a conversation about expectations is absolutely crucial. I would have a meeting with them and let them know what you expect in regards to communication etc. Let them know how happy you are with other aspects they are managing for you etc. Then let them know the importance of needing effective communication in all aspects of the management business. 

Once you have this conversation with them, I would ask them for their ideas on how they can rectify the situation. If their plan works for you great! If it isn't up to their standards I would work on collaborating with them to see if you can come up with a solution together. 

If all of this fails, then I would look for a different company. 

Thanks so much! I had a frank conversation and some adjustments were made but I decided I will go with a new company as of March (post seasonal rental). The tricky bit is in the market where our STR is located, the demand for management and good people exceeds supply so lots of people produce mediocre work. I am thinking self managing may render better results.

My CPA indicated that one the rental goes live, I can begin to deduct interest from the HELOC against the rental income. Does that seem right?

Great-thanks! All of the funds have been utilized and can be traced to construction and furnishings so I will work to keep good records.   Much appreciated!
