Fantastic! not only did you buy right but sold right too...We use flat fee listings whenever possible too.

Knowing the value of dirt in your market certainly paid off.

@Tyler Bobo,  the 'it depends' answer might apply here. 

I live in a pretty hot market so I always look for off market potentials via direct marketing.

In the past 2 years I have had an every 6-8 week marketing campaign for some SFHs that ultimately went to other investors. Likely they were more aggressive (read we are heavy on professional wholesalers here), so possibly the direct marketing approach may need a tweek that is driven by your target market.  

Learning this has taken follow up and diligence, but its been better than continuing on the same path.

Do you really want to buy in south Florida,

The expected flood and hazzard insurance rates with adjusted flood maps can make that a worrisome proposition. 

I'm not buying in west central FL any longer and it is 200+miles north

Duplex in safe b to b+ neighborhoods would be best if you can find one should you choose to stay. You'll always want to move up but the mortgage benefits will continue.

Salina, Sorry for your trouble.

I'm having a similar problem in a SFH (Florida)- can only be described as a nightmare.

Wish I could help but i have yet to find a plumber capable of fixing the crack / hole under the slab. Ive spent over 500. in photo diagnostic efforts and not even a quote.

Good luck, something we both need.
