@Kevin Lisewski, I feel your pain; same experienced few years ago with out of state investment condo. 2 days prior to close the lender 'took closer look at condo docs' and because the building over 50% rental, refused a conventional loan but would offer 9% loan available in next 2days.. which he denied was hard money. Suspect that was going to be the plan from inception. Still leaves a bad taste. If this FL condo will persistently give you a bad taste, ask the lender if he has E&O insurance - he might need it, but leaving the whole deal on the table might still be best option. With few other similar properties on market at time, I opted to bring cash to close and reminded myself to get better references for a more qualified (smart/honest) lender in the future.

As my dad would say, many would like to have those kind of problems.   Stay safe.

@ Reed Meyer -have you looked at North Central?

Chicago land is a big place; my approach: start w/ crime map, then look at schools,zip codes, then the city for upcoming zoning changes. As you get further south, it can be a block by block situation.

Hi Tim,

To echo others here, I find rentometer (no matter how you pronounce it!) and that is probably because our properties are in dense enough areas where there is enough data inputs to make the rent range valuable.

I also appreciate the newer feature of #baths in addition to # bedrooms..this more fine tuned comparison should help support rent rate.

I'm in west central FL and do not have STR, only LTR.

I have seen quite a bit of discussion in some of the forums and 'newest posts' re: str that may be helpful to you.

Good luck with this dilemma - wish I had some specific insight.

Happy that the MH's are doing well; we have a few, what kind of hurricane season prep do you do?

Hello from FL, eight occupied and electronically current on rents. 2 unoccupied just refreshed after lease ends which will stay vacant for the time being, and one property to transfer to new owner soon. Interested to hear what others are doing with vacancies.
