Hi Rachel and welcome to the community.  My perspective differs, so it may be valuable to offer some additional thoughts to the topic

I've lost some capital in a fund that took a hit in the last downturn. The property I owned (unleveraged) continued to generate returns during the downturn and still does today. I can see that asset and have watched the investment increase in value as well as create returns. Live and learn.  I like dirt and the houses that sit on dirt... a very visible and tangible asset.

That said, I have watched, but not invested invested in a fund I have been watching for almost 5 years - the operator is highly experienced and runs a well oiled machine. After the first bad experience, my other half is strictly against funds and so to keep peace, we do not invest there, but if I had to pick something other than dirt, I'd consider PPRNoteCo. Several options available for liquidity and style.  Might be worth a look.

Sorry, did not reply to Maueen's question.   Cash only (I provide receipt same day) for first month and deposit. Then lease states how payments will occur; generally ACH transfer. If someone has less that stellar credit score, I suggest Cozy, which is not so good for me as there is 2 wk lag before funds arrive to my account, but it does offer reporting of timely payments to credit bureaus to improve a tenants credit score. The lease always states one of these two methods of payment required. No checks ever, not even cashiers checks as they have been linked to fraud also.

Maureen should be part of the solution. way too many scams out their affecting good tenants and good landord.

@ John Underwood, thanks for the DIY research tip @ county office.

I'm in a probate country that has been hung up during the pandemic but that might be the most telling aspect.  Many of the parties involved are seniorly and have difficulty with legal matters and the attorney involved seems to be a poor communicator. This may be the answer. Have you ever use Property Onion for title searches? Happy New Year.

You must be handy!.. the estimates for rents sound correct. Do you carry flood insurance? Have you ever been a landlord? with a little effort you can easily manage on your own. Something to consider. All the best in 2021

Hi Eli, I have found several agents in may area who I think are dialed into what retail buyers are looking for, are much less interested in showing properties that I've selected to see, one even stating, "you always pick the worst places to see."  Additionally, many agents lack interest in submitting fair offers (fair related to property condition); they only see the listed price and likely believe if another colleague realtor assigned that list price, it must be true.  In properties with a high degree of deferred maintenance and / or structural issues, making a realistic offer should be considered without concern to the agents level of embarrassment of the offer. 

So in brief, unless and agent is also an investor, it seems that many have not become experienced or educated in anything but retail real estate transactions, where they and possibly another agent make the most commission, and the offer is always close to the assigned listing price.

There are several investors in your area who  have large businesses / portfolios. Maybe they can suggest an 'investor friendly' agent to you.

currently under contract on a SFH; agent has an assistant who showed the home.

tried to have negotiation discussion, but she was in remote Canada and her cell service stinks.  Why did that become our problem?  There should have been contingency plan for active communication.  Very sub par experience- points off.  I'm really surprised we stuck it out to get docusigned.  Likely would not have worked out in any other market.

couldn't disagree with you more.  generally the medical community is a group who find themselves to be 'special', entitled and above every rule and regulation.

Cole may need to hire a covid astute attorney to send the demand letter; they usually respond to that, and not much else.
