@Dave Dinkel and the team at DREIA are bonafide. I was a complete newbie two years ago. My first year was miserable. I had come close, but hadn't done a single deal. Working with Dave has made a huge difference. I mean a 0 to almost 30 deals last year kind of difference. Most were wholesale, a couple were rehabs, they were sourced both on and off market. Dave, Jim, and Viju are still always a phone call away when I need something. 

Now we're scaling up the wholesale business and looking for commercial opportunities. We're on track to do much more business than this year. Could I have done it alone? Sure I could have. But working with a mentor minimized my learning curve and got me into the money much more quickly than If I had went at it alone.

@Julia Blythe It isn't cheap... other than rent it's the most expensive bill we pay, but I've found it to be worth the $800/mo it runs us for a 2 person account.

I'd ignore list price, look at the numbers and make the offer that makes sense. I've bought properties at above list price, and also as low as 30% of list.

I've always heard that smaller more regional banks and credit unions MAY work with you, and that the larger ones are impossible to buy from prior to the property hitting the market. Good luck.

First, I'd make sure that there's equity there that they aren't underwater or REO's. Then send mail to the addresses that the county has listed. Have a look at the "Driving For Dollars Bible" in the BP blogs.

He had too much time on his hands lol. By the way, in our market, the vast majority of the "we buy houses" ads on craigslist or anywhere else are other wholesalers. If you want to build your wholesale buyers list, search the BP forums or blogs. There's more content here on the subject than I could ever dish out.

Look into Costar... or talk to a broker who knows the area well.
