If you're willing to go a little farther up, Bridgeport, CT or even New Haven, CT are worth a look.

Hey @Account Closed, like Jacqueline said, Waterbury is a very unique market. Without knowing the exact location it is very hard to analyze it.

@Chris Field - That's some very good advice, and i agree with you. I also believe that at the end of the day, it's all about knowing your strategy and your market, there's money to be made everywhere.

@Bob Mazza - i see you're from Stamford as well, have you been investing around here? I'm new to the area and i've been searching for a multi to house hack, but it's no easy task.

There are a few reasons why I chose to search in Waterbury, here's my thought process (feel free to object, i'm all about different points of view!)

Prices are very affordable, so it's a lot easier to enter the market as a new investor (who doesn't have a lot of capital) as opposed to, say, Stamford (probably looking at 3-4 times the price). Return on investment (cash on cash) also makes it attractive; and i understand it won't appreciate much, but to start i'm more interested in cash flow. And finally to your point, yes, when you look at general numbers Waterbury looks scary (and i definitely wouldn't consider even driving by some areas), but if you know the submarkets well enough, you'll know which areas to avoid and i believe you can minimize your risk.

Hey all,

I'm new to REI and new to BP as well. I've been doing my share of research and i know this may be a question that is too broad, but here it goes...

I've been looking at some properties in Waterbury, CT and I'd like to know if there's anyone out there who's currently investing in Waterbury. And if so, what cap rate is acceptable for the area?

Hey Jose,

Could you ask her for her ITIN? Usually people that don't qualify for a SSN have an ITIN which gets linked to the credit bureaus and everything else.
