@Travis Oneill gotcha. Just look at cap rate as the return you would get on the property. In your scenario, you would get a 8.83% return on the $825k.

You're at NYU, network, network, network (that's mostly what you are paying for). Students, alumni, professors, your next position will likely come from one of these people. Get involved in the events, students association, as much as possible.

I'm currently going through the same thing, and I was just told by multiple investors that Larry Garfinkel is the man for the job. I was just told this over the past couple of days, so I haven't had the chance to talk to him yet, but I'll be giving him a call soon.

Hey Dominique, I started in Waterbury with the exact same strategy as yours. Be patient, the right property will come (mine was a duplex with an extra in-law studio). Just be ready to act when you see it, the good properties go extremely fast. Fell free to message me if you want to discuss anything else.

@Tiffany Porter it was good, the whole process was pretty smooth, from the first funding, to all of the rehab draws, I would recommend them.
