I havent even attempted it, I like the idea of them and networking in general. I honestly just havent put in the effort to find them.

I am hitting a roadblock in finding deals... I have been on New Western's deal list as well as another bigger local company and everytime I underwrite these deals there is very very minimal left on the bone let alone contingency funds for going over budget on the flip... Does anyone have any contacts they wouldnt mind sharing that can add me to their buyers list?

Thank you for the abundance of information! That did help me get a clearer picture of the full process. I've only ever purchased homes as primaries, one being rented out currently to an insurance company and the other is my current primary. So I am hoping to pull the trigger on a fix and flip in the coming month or two so I can finally go from 0-1! Thank you!

Can anyone give me their most granular step by step process for fix and flip deals? I have a handful of leads that leave plenty of meat on the bone and I would like to make sure I am not missing anything. If possible, could you please break down the most specific step by step process you take on your flips? From finding the deal, inspections, GC quote, insurance etc.

@Jamie Banks I was approaced by a Relocation Specialist last week to rent out my home. I gave them a rate of 3x rent and is actually reasonable for the market. They said I am the only one in the area that can provide for this family. In your experience, how quickly do the insurance companies approve these for the family? I would assume these can get the ball rolling very quickly due to the circumstances. Thanks in advance!
