Post: Looking for a mentor to shadow

I have never done a fix and flip and I have been stuck in analysis paralsysis slely due to the feeling of not knowing what I dont know. I am hoping to find someone that actively does flips here in Denver or its surrounding areas that I can shadow and learn from first hand.

Has anyone ever tried to bring a homeowner/seller in on the flip? Suggesting to them buying their house for a wholesale range offer or lower dependent on the extent of the rehab, then having a contract in place that gives them a percentage of the profit to help get them back on their feet, paying off debts etc. Ultimately being a win win for both parties. Please let me know your thoughts and please poke holes in this idea! Thanks!

@Stuart Udis Thank you for sharing this! I think I'll hold off on any courses and just learn more from doing and the BP community. Luckily the family in my rental is paying $9000/mo (3x my mortgage) so I am gaining signifigant wiggle room for mistakes. Their lease is 6 month term with a same rate month to month however, their insurance states the rebuild of their home and fire investigation efforts are going to take 12-18 months. 

@Stuart Udis Thank you for your insight, considering the quick success of when I listed my home for IMTR I assumed I was just lucky. Hearing that you get bombarded with inquiries is great to hear and gives me more confidence in my local market for filling a demand. Thank you again!

@Brian Bohrer I can't believe I never even thought about calling the we buy houses signs.... that's a great idea. Thank you for your insight Brian! 

 @Sofia Komrskova The biggest selling point for me is access to the existing network of IMTR relocation specialists which would take years to build up on my own and I have had zero luck on BP getting any feedback specifically for relocation specialists. 

Has anyone purchased this $5900 course from VettedHomes on IMTR's or MTR's in general? Their success speaks volumes however, its a bit much for me to stomach for a potential benefit. 

I do see how the knowledge could likely save me the equivalent in mistakes but none of us have a crystal ball. Thanks for any insight you might have!
