Once you own the property. screen the tenants thoroughly and have them sign a leases if they meet your criteria.

Here are the questions and steps I used to get started.


1.educate yourself on the ins and outs of real estate investing.

2. Get your personal finances together ( improve debt to income ratio, increase savings by eliminating or lowering bills, improve credit score)

3. Create your real estate investing plan. What areas will you target, property buy criteria[3,2, multifamily, sfh]. What strategy will you use [house hacking, fix and flip, tax liens, etc]

4. How are you going to finance your purchase. Are you going to use hard money lenders, Conventional loan or an FHA loan

5. Build the team needed to execute your plan like real estate attorneys real estate agents contractor Etc.

6 find a real estate investor meet up and your local area (network) see if you can find an experience investor thats willing to be your mentor

7 look for property to purchase.

8 keep learning.

1.you can invest in tax liens.

2. You can buy and hold property to create passive income.

3. You can buy fix and sell.

4. Become a hard money lender.

5. Invest in REITs

Hello all, my name is Elias.  I moved to Georgia last year to make my dream of being a real estate investor come true. I'm 30 minutes away from Atlanta. I was a  Real Estate agent for 3 years when I lived in New York. I do not own any property and I'm new to real estate investing and plan on buying my first property this year. I've been a bigger pockets member for about 2 to 3 months now.  I've just been soaking up all that I can. 

I  truly appreciate any and all help.
