Audible is great but a little expensive in my opinion. Local libraries are free(ish) but have a smaller selection. Even a lot of the popular books on real estate aren't available.  I usually check the library then go to audible. Hopefully you have better luck with your local library. If you sign up for the free audible trial they will send you coupon codes periodically for 3 discounted months which works out to be a pretty good deal.

It really depends on what your issue is but the general answer is the same. Get it looked at by a structural engineer and an estimate from a contractor.  I know that is the obvious piece of advice to give but it is true. Structural engineering can be a niche industry. You don't want someone who designs bridges all day looking at your building foundation. Get someone with experience in structural rehab projects. Also make sure they give you an idea of what hidden issues are common and could be present, not just an estimate on what is apparent. 

Keep in mind that most structural issues are caused by poor foundations. Make sure it's not something out of your control (soft soils, sinkhole, etc) that will cause reaccuring problems.

Is there a exhaust fan in the bathroom? Is that actually mold on the liner or discoloration from iron and calcium in the water? Where I'm located it isn't common for the landlord to supply a shower curtain or liner. Those are disposable items and all of them will eventually end up looking like that.   Have you had problems with the liners in the past?

have you tried to get her to meet in the middle and get the scooper service to come weekly or bi-weekly? Daily seems a bit unreasonable to me. On the other hand a lot can build up in a month.

+1 for venting to the exterior. Some will tell you it's alright to vent it to the attic if the attic is vented properly. I think that is really just a lazy way of doing it. 

Also, go big. When in doubt about the fan size get the next size up.

If it doesn't work out with Patrick's guy keep trying local banks.  They will be more likely to do a loan on something like this than the big banks will. Keep trying too. It might be the tenth one you talk to that finally works with you.

In the post you mention splitting the profits with a mentor. What is your overall strategy for profits here? I'm assuming you are looking to wholesale these properties, or maybe flip? You also might try posting this in the local St. Louis forum. I think you would have better luck reaching someone local there.

I believe the CL200 means that the meter is capable of handling a 200 amp service. But it can also be used for a 100 amp service. So the fact that it is a 200 amp meter doesn't necessary mean you have a 200 amp service. Check the main breaker in the panel and see what it says. 200 amp is a common service size. 30 amp isn't large enough for some hot water heaters.

Was there mail overflowing from the mailbox? They may just keep that as their primary residence on paper and have their mail forwarded to their actual resident.
