@Abas Ali Thank you! Although I have a background in marketing, I did not do marketing to acquire leads. I am active on BiggerPockets and posted a blog that got featured on their newsletter and homepage. It had over 16,000 views and I made a lot of my contacts that way. But it doesn't mean just because the article was featured that I instantly had all this business. It's all about networking! @Nate Hedrick We used Ditech, but they filed Chapter 11 shortly after so maybe that's why. I have heard of other smaller lenders that allow this. Right now I'm using Carrington.

@Tom Phelan Would love to hear of your experience with partnerships. I do agree there is a honeymoon phase. It's been 10 months now so are we past it yet? Haha. But yes we wouldn't be able to do that with the partnership unless all parties agreed.

I would not pay the bill. That'll just start a string of issues she'll throw your way trying to get you to pay things. It sounds mean but my landlord would never pay my bill for me. @Robert Kough
