Michael Gansberg thanks for your input! That’s a great point. Even if I only accumulate a few hours, it would still help with experience. What have been your hurdles getting into NYC? When I moved here from Florida, we dealt with so many shady brokers that we thought if you have great customer service, you can be so successful as a broker here. But on the other hand I’m sure it’s super competitive and a lot of people trying to get in. Would love to hear your experience. Thanks again!

Hi Jason Lee thanks so much. Yes, by provisional I meant sales person. I guess I was using terminology from NC. I didn’t know about the points needed in NY to get the broker license. It wouldn’t make sense then since I work full time in NY and can’t dedicate myself to it fully. Thanks again. I guess I’ll just wait to move first.

Sam Shueh thanks Sam. It says they might allow it but nothing definite. I can try calling them but was wondering if someone had done this in the past.

Hello everyone. I will be moving to North Carolina in 2 years and want to start a property management company. I know I would need a broker license to do this. Would I be able to become a provisional broker now in New York, hang my license for two years so that I can become a broker, then transfer my license to North Carolina once I move? Hope someone can help shed some light on this. Thanks!!

@Basit Siddiqi Sorry no, it increased because she ran the AC while it was broken. It didn’t have cold air coming out and she ran it anyways. Also a broken pipe in the back caused a huge amount of water usage and both those things brought the bill up. The old owners never fixed it but we did as soon as we took over the property. 

@Thomas S. so we can give advice and we won’t be in any legal issues?

Hi Bigger Pockets people!! My husband and I purchased our very first investment property in Florida, where we are from. We are currently living in New York. The property had a bad AC that we fixed right away and a few weeks after purchase, a pipe broke in the yard and we fixed that within 24 hours. We took over the property in February and the tenant told us the previous owner / property management company took very long to fix issues she had in the past. Basically her water and electric bill increased by hundreds of dollars the month before we purchased because the AC wasn’t fixed and because she didn’t know about the pipe. The previous owners never fixed the AC for her. She sounds like she wants advice on what to do but we don’t want to get into the middle of some battle that’s not our problem. She didn’t ask for a credit on her rent or anything. She said she called the utility company and they can’t credit her and they advised her to contact the previous owner for credit. I doubt they’ll give her anything back. Any way you guys suggest to handle this? Thanks so much!
