@Rob Hakes Is this $75 coming out of the PM's cut or yours? I don't think it's right to just offer this without asking if it's okay wtih you first. Unless they are taking it out of their profit, which I doubt they are. As an investor and PM myself, I would not offer a discount for paying what they should be paying. I know it's a pandemic that is out of everyone's control but is $75 really going to do anything? Assuming rent is $800, what will $75 do? Then it also puts into their mind that it's okay not to pay and use the pandemic as an excuse. I would opt out of this if it were me. If the tenants don't pay then try to work with them as best you can.

@Account Closed I am extremely transparent with my numbers and include everything in my cash flow numbers, also vacancy rate. @Andres Rodriguez Congratulations on your property but more importantly on your baby boy!!! =D  I am sure you are exhausted at this stage but it gets more and more amazing as time goes on! Mila is 8.5 months now.

@MaryAnne Fernholz That's AMAZING!! I know one day my husband and I will look back and be thankful for this journey we went on. It's such a huge help to know we will have these properties for our future and our daughter's future :) Thanks for sharing your story too. Inspiring!!

@Fabio Secaira Thanks! That's exciting that you are working on a partnership also! Our partner drafted our Operating Agreement. He had already created one for another business he was doing by himself and used that template to create ours. I am pretty sure he found a free template online and modified that. It was that or paying an attorney around $1,000 to do it, which is also worth it to make sure it's right. In our case it worked out though.

@Josh Farmer Yes, partnerships can be scary but just make sure you find the right partner for YOU! Not every person will make a good partner just because they want to partner. In our case we spent well over 4 months talking about it frequently and hashing out what we would want our partnership to look like. We have known each other around a year now and looking forward to acquiring more properties with him! He's the best partner for us :) Best of luck!
